The HVAC maintenance symptoms we hear most
- My AC runs all afternoon and never reaches the thermostat setting Dirty coils, low refrigerant charge or airflow choked by a loaded filter
- There is a water stain on the ceiling under the attic unit Blocked condensate drain or a rusted drain pan needing service
- The outdoor unit hums but the fan sits still Failing capacitor, contactor or fan motor, common after a hot spell
- The furnace lights, runs a minute, then shuts back off Dirty flame sensor, restricted airflow or a tripping safety limit
- One end of the house is always hotter than the other Undersized or blocked returns, duct leakage and blower settings
Whether you call it HVAC maintenance, an AC tune-up or a furnace tune-up, the work is identical and so is the quote you approve first.
Safe things to check first
Worth a look before you call — sometimes it saves you the visit.
- 1Change the air filter if it looks grey or matted, and note the size while you are there.
- 2Check the thermostat: fresh batteries, set to COOL or HEAT, and the fan set the way you want it.
- 3Look at the breaker panel for a tripped breaker on the air handler or outdoor unit circuit.
- 4Clear grass clippings, leaves and fence-line growth back from the outdoor unit, and open every supply vent and return in the house.

How often should HVAC maintenance be done?
Twice a year suits most homes in our region: cooling in spring, heating in fall. Systems run long hours through our summers, so a spring visit matters most. If you only book one, make it the AC tune-up before the heat arrives.
What happens during an AC tune-up?
We clean the condenser coil, check refrigerant performance and temperature split, clear the condensate drain, test the capacitor and contactor, tighten electrical connections and check airflow. We tell you what we found and what is likely to fail next, before you get a hot weekend call.
Does maintenance really prevent breakdowns?
It catches the slow failures: weak capacitors, dirty coils, plugged drains, loose wiring, a dirty flame sensor. It cannot stop every failure, but most emergency air conditioning repair calls we run had visible warning signs months earlier.
Is a furnace tune-up necessary if the heat still works?
Yes, because heating problems are safety problems. We inspect burners, the flame sensor, the heat exchanger and the safety controls. If you ever smell gas, leave the building, call 911 or your gas utility from outside, then call us.
Do you maintain heat pumps too?
We do. Heat pumps run year round, so they see more hours than a furnace and cooling system pair. We check refrigerant performance in both modes, the reversing valve, defrost operation, coils and the auxiliary heat strips.
Should I sign up for seasonal maintenance visits?
A seasonal plan means we come to you on schedule instead of you remembering in July. We handle both the spring cooling visit and the fall heating visit, keep notes on your equipment, and flag parts that are aging before they quit.
How it works
- Step 1
Tell us the symptom
Call or fill in the quote form with what you hear, smell or feel. Warm air, short cycling, a breaker that keeps tripping. Details on your porch help us arrive with the right parts.
- Step 2
We diagnose on site
A technician checks the thermostat, airflow, the indoor coil and blower, then the outdoor unit and electrical side. You get a plain explanation of what failed and why it failed.
- Step 3
You approve the repair
We walk you through the fix and any parts involved before we start. Once you say go, we make the repair and confirm the system is holding temperature before we leave your driveway.

Why homeowners call us
- Built for hard summersWe work on attic air handlers in July heat, undersized returns in older subdivisions, and condensers with hail-flattened fins. Those are everyday jobs across the region, so we know where these systems tend to give out first.
- Air conditioner repair and heating repairOne crew for both seasons. Air conditioning repair when the house won't cool, heater repair and furnace repair when the burners won't stay lit. Same technicians, same records, so nobody starts from scratch in November.
- We explain the failureYou hear which component failed and what it was doing to the rest of the system. If a repair is a short-term patch on an aging unit, we say so and let you decide the timing.
- Respect for the houseDrop cloths, shoe covers, and the attic hatch closed the way we found it. We keep the work area clean and we tell you honestly when a problem is airflow or ductwork rather than the equipment itself.
- All major brands, gas & electricOne independent crew for Carrier, Trane, Lennox, Goodman, Rheem and more.
- Straight answersIf a system is not worth repairing, we say so, often right on the phone.
