What Slow Neglect Actually Does
A condensate line does not clog overnight. Dust that slips past the filter mixes with moisture on the coil and forms a slick sludge that creeps down the drain line. Over a season or two it narrows the pipe. Then it plugs. If your air handler sits in an attic, the overflow pan fills, and either the float switch shuts the system off or the water finds a seam and comes through the ceiling below. We see brown rings on drywall every July. In a garage or closet unit, the water usually soaks the platform and the surrounding subfloor before anyone notices the smell.{
The Simple Habit That Prevents It
Two things keep a drain line open. First, change your filter on schedule so less dust reaches the wet coil. A clean filter is the cheapest drain maintenance there is. Second, pour a cup of distilled vinegar down the access tee on the drain line at the air handler, then follow it with a little water. That tee is the short capped stub near where the pipe leaves the unit. If you cannot find it, or the cap is glued, leave it alone and let us show you where it is on the next visit. Never poke wire or compressed air into a line you cannot see.{
How Often, Realistically
Filters get checked monthly during cooling season and changed every one to three months depending on thickness, pets and how much dust your return pulls in. Many homes across the region have undersized returns that load a filter fast, so check rather than assume. The vinegar flush is a spring job, done once before the first long run of hot weather, and again in midsummer if your system runs most of the day. Have the drain line, pan and float switch looked at during your annual cooling tune-up. That is when we vacuum the line out properly and confirm the safety switch still works.{
Warning Signs It Is Already Too Late
The clearest sign is an AC that stops cooling with no other symptom. That is often the float switch doing its job and cutting the system off because the pan is full. Also watch for water stains or a soft spot on the ceiling under an attic unit, a musty smell from the vents, standing water in the emergency pan, or a drain line outside that has gone dry while the system runs hard. If any of those show up, shut the cooling off at the thermostat and call us for air conditioning repair. Running it longer just adds water.{

We start at the pan and work back. The line gets cleared with a wet vacuum from the termination point, then flushed and checked for flow. We look at the slope of the pipe, because a sagging run in an attic holds water and clogs again in weeks. We test the float switch, inspect the secondary pan for rust or cracks, and check the coil, since a dirty coil is usually the real reason the line plugged. Can I use bleach in my condensate line?
We use distilled vinegar instead. Bleach can attack metal drain pans and some fittings over time, and the fumes are unpleasant in a closed attic. Vinegar handles the slime without the collateral damage.{

Most often a full drain pan tripped the float switch, which cuts the system to stop water damage. It is a safety device working correctly. The drain line needs clearing before the system will run again reliably.{
