What a seasonal visit actually involves

We come out twice a year, once ahead of cooling weather and once ahead of heating weather. The cooling visit covers the outdoor unit, the indoor coil, drainage and airflow. The heating visit covers the burners, heat exchanger, ignition and safety controls. Each takes time to do properly, so we are not in and out in ten minutes. You get a plain description of what we found, what is fine, what is wearing, and what we would keep an eye on before next season.

What we check on each trip

On the cooling side we clean condenser coils, check refrigerant pressures, flush the condensate drain, test capacitors and contactors, and look at static pressure. Attic air handlers get extra attention because a clogged drain up there ruins a ceiling fast. On the heating side we inspect the heat exchanger, clean the burners, test flame sensing, verify safety shutoffs and check flue draft. Both visits include a filter change, a thermostat check, and a look at return sizing if rooms are not keeping up.

How we decide it is the right call

If your system is running and you just want it to keep running, maintenance is the right call. If it is already short cycling, leaking water, tripping a breaker or blowing warm air, that is a repair visit first and we will say so rather than sell you a tune-up. Systems past ten years, homes with hail-battered condenser fins, and houses where one bedroom never gets comfortable all benefit most. If you smell gas, leave the building, call 911 or the gas utility, then call us.

How often should I schedule seasonal maintenance?

Twice a year works for most homes, once before cooling season and once before heating season. If you run a heat pump year round, two visits still make sense because the equipment never gets a long rest.

Can I skip the heating visit if my furnace seems fine?

You can, but the heating visit is mostly a safety inspection of burners, the heat exchanger and flue draft. Those problems are quiet until they are not, so we would rather look than guess.

What should I do between visits?

Change your filter on schedule, keep grass clippings and shrubs clear of the outdoor unit, and leave supply and return vents open. Anything involving gas, refrigerant or high voltage, call us instead.
